A few open houses this weekend.
If you found one you love, here are a few things to consider.

Before deciding how much to offer, understand that the contract price and appraised value serve different purposes.

The contract price is what the buyer and seller agree to. The appraisal provides an independent opinion of value for the lender’s review.

If the appraisal comes in below the contract price, it does not automatically mean the transaction is over—but it may affect the financing and require the parties to consider their options.

Your real estate agent can help you understand the offer strategy and contract terms. Your lender can explain how different appraisal outcomes may affect the loan and funds needed.

This week’s Rate Temps are here.

A weekly market snapshot is helpful, but the next question is: What could the numbers mean for your home search?

Rather than focusing only on one rate, we can compare estimated payments at different purchase prices, down-payment amounts and loan terms. That can help you identify a range that feels comfortable before you begin touring homes or prepare an offer.

Mortgage options are personal. Your credit profile, loan program, property and financial goals all contribute to the complete picture.

Let’s turn general market information into numbers you can actually use.

Your mortgage is about more than just the interest rate! 🏡🩵

When comparing loan options, it's important to look at the whole picture, not just one number.
✅ Closing Costs: What fees and expenses come with your loan?
✅ Cash to Close: How much will you need upfront?
✅ Monthly Payment: What does your full payment look like, including taxes, insurance, and other applicable costs?

The lowest rate doesn't always mean the best overall fit for your financial goals!
At Revolution Mortgage, we're here to help you understand your options so you can make informed decisions with confidence.

💬 Ready to look at the bigger picture? Let's Make Moves!

No mortgage question is too small to ask.

A client recently left us this sweet message:
"This group worked with me on.my townhouse. It was a lot for me being a 1st time home buyer, but they explained everything great, and if I had any questions they were on top of it with my answers. I'd do this all over again.
Thanks again for you help"

Buying a home involves unfamiliar terms, important decisions and plenty of paperwork. Our clients should always feel comfortable slowing down, asking questions and requesting another explanation.

The Harrell Team’s job is not only to help move a loan toward closing. It is to help each client understand the process and feel informed about the decisions in front of them.

We are grateful for every buyer and real estate professional who trusts us to be part of the journey.

Mortgage Education Monday: Your Closing Disclosure deserves more than a quick glance.

For most mortgages, this document is provided at least three business days before closing. It lists the final loan terms, projected payment, closing costs and the details of who pays and receives money at closing.

When it arrives, compare it with your most recent Loan Estimate and review:
- Your loan amount and interest rate
- Your estimated monthly payment
- Cash needed to close
- Loan and third-party costs
- Credits, deposits and other transaction details

If something looks unfamiliar, ask. Those three days are there to give you time to understand the numbers—not simply wait for closing.

One home listing, multiple ways to make a move! 🏡🩵

A price reduction, seller credit, or temporary rate buydown? Each option can impact your homebuying journey differently!
💰 Price Reduction: Could lower the purchase price and loan amount.
🤝 Seller Credit: May help cover eligible closing costs.
📉 Rate Buydown: Could help reduce your mortgage payments for a set period of time.
The best option depends on your financial goals and loan scenario.

Visiting open houses this weekend?

Look beyond the paint colors and furniture. Pay attention to the home’s condition, the layout and the improvements you may want to make after moving in.

Take notes, ask questions and avoid judging the entire home by details that can be changed. The right house may not look exactly like your inspiration board on day one.

If you find one you love, having your financing reviewed can help you understand your next step with greater confidence.

This week’s Rate Temps are here.

A mortgage rate is important, but it does not tell the complete story by itself.
The loan program, term, estimated payment, upfront costs, mortgage insurance when applicable and how long you expect to keep the loan can all matter when comparing options.

Two choices may look similar at first and still have meaningful differences. That is why we explain both the immediate numbers and the longer-term considerations before you decide.

A rate graphic provides helpful market context. A personalized review shows how the numbers may apply to you.

☕ Coffee: The most valuable liquid asset!

Before we talk about your financial assets, let's make sure we've had our caffeine! 😂
Whether you're buying your first home, refinancing or exploring your options, I'm here to help you navigate your next move. Preferably over a cup of coffee!
🏡 Great conversations start with coffee. Let's grab a cup and talk about your homeownership goals!

Homebuyer Tip: Start shopping for homeowners insurance sooner than you think.

Your lender will generally need proof of acceptable coverage before closing, and the premium can affect your estimated monthly housing expense and cash needed.

When comparing policies, look beyond the price. Review the coverage, deductible and exclusions, and ask whether additional protection—such as flood insurance—may be appropriate or required for the property.

An online estimate may be helpful, but a written quote based on the actual home provides better information.

Once you have a property under contract, share your insurance quote with your loan officer so it can be reviewed as part of the complete financing picture.
