Janitorial Contracts Manager-
Basic responsibilities entail managing fairly large municipal governmental janitorial contracts. Serves as liaison between company, employees, customers, vendors, and serves as the main facilitator for negotiations and recommendations.
Specific ABS Contractor responsibilities are:
1. Work to insure contracts are cost efficient at all levels,such as labor costs, purchasing of supplies/products and in scheduling. Complete monthly report to reflect P&L to manage expenses to insure profitability of contracts.
2. Maintain computer database for contract management and make supplies/equipment recommendations through purchase requisitions form to ensure there is sufficient inventory of supplies for contract performance.
3. Aid Specialty Projects Supervisor in developing and scheduling special work projects for such work as; stripping and waxing hard floors, shampooing of carpets, window washing, pressure washing, etc.
4. Make hiring recommendations and field visits to ensure all subordinate staff is properly trained in Health Based Cleaning in such areas as; flat mopping, team cleaning and proper tool usage.
5. Act as liaisons with contract managerial personnel to resolve contractual work efficiency issues to reduce customer complaints.
6. Monitor and maintain employee schedules to reduce worker inefficiency.
7. train new janitorial staff and do re-training as needed.
8. Complete quality assurance inspections and do reports by visiting each service site under contract to ensure contract measures are being met.
Administrative Responsibilities (30%)
1. Provide administrative assistance to CEO and Comptroller in managing ABS Janitorial finances.
2. Aid CEO as necessary in developing efficiencies in workflow and processes to improve janitorial staff work productivity.
3. Recommend improvements in operational systems to promote cost efficiency and effectiveness.
4. Handle all requests from management in an immediate ad professional manner to include the handling of complaints quickly, thoroughly and effectively.
Minimum Qualifications:
1. BA degree or related experience and 3 years supervisory experience.
2. Strong communication skills and commitment to provide high quality services.
3. Good computer skills.
4. Good written and verbal communication skills.
5. Ability to plan, organize, direct and delegate.
6. Experience with large custodial operations.
7. Must be able to pass criminal background check.
