Something as simple as turning on a faucet can tell an important story about the safety and condition of a home. Hot water is more than a convenience. It supports sanitation, healthy living conditions, and basic habitability. It is so important that, when we conduct inspections, hot water is available to ensure the unit is habitable.

We are grateful to collaborate with professionals who continue helping our industry connect everyday field observations to the bigger purpose behind code enforcement: protecting people and strengthening communities. Deputy Director Sharon Guidry and Officer Richard, thank you for sharing your knowledge, experience, and time with our code enforcement community. This video is a great reminder that a gate is more than just something that opens and closes. Automatic gates are heavy pieces of moving equipment, and if they are not installed, maintained, or used correctly, someone can get seriously hurt.

Gate safety matters because kids, pets, and even adults can become trapped between a moving gate and a wall, fence, or post. Safety sensors and other protective devices should work properly, and people should never climb, hang on, play near, or try to squeeze through a moving gate.

For Code Enforcement and Building Safety professionals, noticing an unsafe gate can help prevent an accident before it happens. Sometimes the things that look ordinary around a property can create the biggest safety risks.

Congratulations to Claudia Cormier of San Marcos, TX, who is a CodeComply Scholarship recipient for the 2026 Virtual Summit, compliments of 4LEAF, Inc.

Her story is why these scholarships exist. Seventeen years with the San Marcos Police Department as a dispatcher, patrol officer, and detective. A career-altering injury she came back from. A master's in public administration. And now a new chapter as liaison between Code Enforcement and Planning, bringing downtown business owners and city staff to the same table to keep her community safe and thriving.

Every jurisdiction has a few properties that have burned through years of notices, citations, and abatement attempts and are still sitting there. Receivership is often the tool that finally resolves them, but most officers only see the front half of the process. Once the judge signs the order, the case leaves their hands and the outcome depends on someone they've never worked with.

Red Griswold is that someone. He's been appointed by over 300 courts in 30 counties to take control of dilapidated, abandoned, and nuisance properties, from single-family homes to motels and commercial buildings. In this session, he explains what a receiver does from appointment through rehabilitation and sale, how they secure and stabilize a site, and what they need from code enforcement to move quickly.

What you bring back: a clear picture of how to prepare a case so the receiver can act on day one, which documentation makes the difference in court, and how to keep the city, the receiver, and the property owner working toward the same outcome. A Big, thank you to our friends in the legal world who do not charge our association or our code officers for providing information that makes us better serve the public.
