Most insurance companies are switching roofs 8–12 years old to ACV policies automatically, without telling you.

Here’s the difference:

RCV: $20k roof, $5k deductible = insurance pays $15k (split into two checks)

ACV: $20k roof, $5k deductible = insurance pays only the FIRST check (~$7,500). There is no second check coming.

Combined with rising deductibles, it’s how they’re quietly getting out of paying for roof replacements.

My advice: With the recent storms, let’s take a look to see if you have legitimate damage. And if so… file a claim now. It’ll reset that roof clock to 0 and buy you another 10 good years before they try it all over again.
