Community is about more than a place to live — it’s about the connections we build along the way.

Residents recently gathered for a pizza party that brought neighbors together, created new friendships and gave everyone an opportunity to connect with the onsite team. Events like these help foster a sense of belonging and strengthen the communities we are proud to create.

Meet Meagan Sturgeon

In 2024, Meagan began her role as a Project Manager for Rickhaus (an LDG Affiliate). Her primary responsibilities include project management for GA, NC, and SC markets to get approved plans/permits in the dirt and go vertical; perform site test fits for development for potential sites; and support the development team in efforts to get application submittal documents in those markets.

Her interest in her career began with her grandpa and father. Her grandpa was a local general contractor. Her dad was a fire protection sprinkler fitter by trade, but he also installed private septic systems and worked for their hometown installing/repairing waterlines. Meagan gravitated towards math/science academically and, at first, her dad wanted her to be a mechanical engineer to design the systems he installed. However, Meagan chose civil engineering due to her interest in grading and drainage.

Something you may not know about Rickhaus is that they're involved from start to finish on projects, from concept to construction completion. Her favorite part of her job is watching the construction drawings come to life. Meagan says "It's like a real-life pop-up book to go from plan to under construction."

Congratulations to our Development Manager, Ramona Vasta, on graduating from Leadership Louisville Center Class of 2026!

Ramona joined 62 other influential leaders from across business, nonprofit, government, education, healthcare, and civic sectors in this flagship civic leadership program. Over ten months, the class took a deep dive into Louisville's most pressing challenges, key institutions, and opportunities for growth.

For us, this matters. Building affordable housing means understanding the full picture of our community, the systems, the people, and the partnerships that move things forward. Ramona's experience in this program makes her an even stronger advocate for the families and neighborhoods we serve.

The road to affordable housing isn't without its challenges but our people stay focused on what matters most: our residents.

During the InterFace Affordable Housing Southeast panel in Atlanta, our Southeast Regional Development Manager, Chris Byrd, put it plainly:

"The biggest struggle that we're dealing with is serving our residents and trying to offer peace of mind. We're in the right markets, we're serving the right populations, and we are doing everything that we can to work with our residents to get through these tough times."

That's not just a mission statement. That's the standard we hold ourselves to every day.

Chris joined fellow industry leaders for a candid conversation on the current affordable housing landscape, moderated by Mona Sullivan of JRS Risk Consultants, at The Westin Buckhead on May 12. The dialogue reinforced what we already know: the challenges are real, and so is our commitment.

Construction is moving forward at one of our first North Carolina communities, Preserve at Gresham Lake, and it’s exciting to see the vision begin to take shape.

Several buildings are now framed, and when complete, this development will deliver 156 units of high-quality, attainable housing to families who need it most.

In a state where housing costs continue to outpace wages, projects like this aren't just developments — they're interventions. They're a direct investment in the stability, dignity, and future of working families.

We're proud of how far this community has come, and look forward to welcoming future residents home soon.

Leadership updates that strengthen how we serve.

Over the past six months, Jenny Heitkemper has stepped into the Chief of Staff role with a clear focus: learning the industry and partnering with ownership to build an organizational structure that supports both our immediate priorities and long-term growth.

Today, we’re excited to share her transition into Chief Operating Officer.

Her mandate is clear: build an organization that operates with the discipline and clarity our residents deserve. Jenny brings that discipline from experience at Yum! Brands and KFC US, where she helped drive operational consistency across complex, people-centered organizations at national scale.

At LDG, affordable housing isn't a product line — it's the mission. Jenny's role ensures that how we run our business reflects that. When our teams are supported and operating well, our residents feel it.

As we look ahead, Jenny and Ryan will partner closely to drive:

Learning has no age limit.

Over the last six months, 17 of our residents at our at Riverport Landings Senior Community have been part of the Kumon Lifelong Learners cohort sharpening their language arts and math skills, mastering digital tools, and building confidence that carries far beyond the classroom.

Through our partnership with Kumon and the Louisville Urban League, Inc., residents engaged in academic exercises designed to strengthen cognitive abilities, encourage lifelong learning and improve technological confidence through digital learning modules. Beyond the classroom, the program created opportunities for connection, helping reduce social isolation while empowering residents to remain independent and engaged.

For resident Ida, the experience became about more than learning new skills. It became a reminder that growth, confidence and community can continue at every stage of life.

Programs like Lifelong Learners reflect our ongoing commitment to resident services that enhance quality of life through education, connection and innovative opportunities that support residents both inside and outside the classroom.
