If you flip the order and spend time engaging before you ever hit “post,” everything changes.

Build your business by going where your clients are.

💭 Here's our Aha: People go to different social media platforms depending on what they want in their lives. If you’re trying to appeal to everyone on every site, you’ll experience your lowest engagement rates. So identify your target market, the sites they’re on, and go live where they are.

👎🏻 Here’s the bad news: Social media engagement is down across the board - people are tired of all the ads. Facebook is down ~36% YoY, TikTok around 34%, Instagram 16%, and X (the steepest dip) ~48% year over year.

👍🏻 The good news: Your post is your ad. As social media users leave posts for stories and DMs, you can meet them there without adding to the static (in a TCPA-compliant way!). Metrics such as saves, shares, and DM interactions should be valued over traditional likes and comments.

Pick your platform and own it. Stock images and generic quotes are useless. Focus on the top social media sites where your clients spend time, and then schedule fewer, well-crafted posts - like client wins or behind-the-scenes moments. Sprout Social found businesses that posted less actually saw a 20% jump in engagement.

👋 Say good morning to one person on your team / in your office.
📖 Read for 10 minutes through your favorite mindset book.
📱 Return all missed phone calls and voicemails.
📱 Respond to all missed text messages.
✉️ Respond to all missed email messages.
🗃️ Add all leads to your CRM from calls, texts, and emails.
☑️ Clear out all fresh CRM notifications from overnight.
✅ Complete all of your tasks / reminders for the day.
📱 Contact all new leads (call, call, text, email, call)
📱 Contact all Hot (0 - 3 months) leads every 1 - 3 days.
📱 Contact all recent activity leads every 2 - 3 days.
📱 Contact all 'qualify' leads. 30 attempts in 30 days.
📱 Contact all Warm (3 - 6 months) leads every 1 - 3 weeks.
📱 Contact all Cold (6 - 12 months) leads every 1 - 3 months.
📱 Contact all Archive (6 - 12 months) leads every 3 - 6 months.
✅ Check 5 Appointment Leads for Agent follow up.

One of the great things about belonging to industry related groups is that you get ideas and input from outside of your own ecosystem. Case in point, the following came from a private group created for the CRM that I've been using for years (FUB):

Everything's organized in neat little emoji-labeled bundles, and it actually makes me want to open my CRM. (Yes, really.) And speaking of email marketing... I've been on a tear lately, and the results have been solid gold. But here's the secret sauce:

There's a fine line between spam and value.

Here's what's working for me:

📌 Sending hyper-relevant info to the right people
💰 Down payment assistance tips
📊 Market stats people actually care about
📉 Loan types and how to buy down your rate
🏡 How long homes are taking to sell in their specific area

I'm not just shouting into the void-l'm educating. I want sellers to know what's really happening in their neighborhood. I want buyers to understand how interest rates affect their buying power. And don't forget to create call lists out of those who have opened the emails!

The result?
I just locked in a $1.2M buyer moving here from out of state ✈️ and I've identified a TON of people to nurture over the next 3-12 months. My team/agents are getting responses from leads they put in COLD - they are replying back with more questions. Easy peasy follow up.

Lesson of the day:
Don't be generic. Be the expert. Be the value.

I have this lurking feeling that learning this chart is something that can only come with age... and you really have to wonder why. So much of the 'success' that is drilled into us at an early age is targeted solely around school, then job, then income. The fact of the matter is that they are MANY things that define success, and no one path is right for everyone.
