As your Denver/Northern Colorado realtor I am excited to reduce the stress that can come with buying and selling. I have a proven system that has helped my clients both sell their home for the most money possible. Finding their next real estate dream often selling one and buying another on the exact same day. I have had clients come to me wondering if they were even able to reach their next real estate dream. The sheer thought of putting their home on the market and finding another home without ending up homeless bought anxiety and sleepless nights to my clients. By working with these clients and having this exact experience myself I was able to put a system in place which helped my clients reach their next real estate dream. There are many steps in the system but two things I really aim for is getting the very most for your current home so that you can get the bigger/smaller/just different home that you need next. I am here to make sure that you can get what you need in your next purchase, making the process smooth and as seamless as possible. I am here to show you as many of my clients have done in the past, you can sell and buy at the same time without becoming homeless or a stressed out mess! WHAT YOU GET WHEN WORKING WITH ME!I am passionate about reducing my clients stress levels while educating them so that they never feel like they are swimming in unchartered waters. This is why I have a plan for my clients. A plan built from both previous client experience and personal experience. This plan helps you get educated and organized so that we can sell and buy without losing out on either side. Working with me you will get an agent that fights for you, and a educator so you feel prepared. You will also have a plan so you always know what is next! More About Haley

HALEY BARTLETT
Hi, I'm Haley Bartlett, I grew up in Australia and moved to the states when I was 24. I married an American man who I am still happily surviving with after 17 years. We have a teen son and a very, very active Brittany puppy. In my spare time I love to take advantage of all Colorado has to offer. I love to camp in our teardrop camper, hike, visit different breweries and I love spending time in the garden. In the real estate realm I am known for always communicating with my clients in a timely manner, keeping them in the know on the process and walking side by side with them so they always feel like they have a trusted guide on their side. Here is what one client said about working with me. "We used Haley to sell our house. We were under contract in a few days. She was knowledgeable, helpful, and always available. The process from listing to closing was seamless. Highly recommend." Allison - Sold in Thornton
In what I call my past life I have worked as a staff trainer, an employment consultant and a team leader for the Australian Government. Hey Sellers, you might think buyers want to do these things themselves.

But let me tell you something.

In this market, with the monthly payments they have to make. They really don't want to move in and:

Replace Flooring - Yep if you have old carpet that is old or smelly or stained or you know worn out... replace it. If you have stained, scratched up hardwoods, refinish or replace them.

Paint Colors - If you have some wild paint colors going on. Even if it seems mild like a maroon or a more muted green. If your house is not neutral, buyers may not be able to look past it. They don't want to have to paint or have someone paint for them before they move in.

Easy Maintenance Items - You know those blown out light bulbs, that dusty air filter in your AC unit, the chirping smoke alarms! Take care of these things so that buyers don't think you haven't cared for your house or that there aren't bigger issues.

Sellers, there are simple things you can do that aren't too expensive that will make a world of difference.

My office mate has a grievance. The grievance is that I am working and he wants me to spend the whole day playing

Touring new builds this fall? 🏡

The sales agent in the model home represents the builder, not you.

Look for an agent who:

Explains every step.
Respects your budget.
Negotiates well.
Know’s the builders.

You have options, and the best choice is the one that’s right for you.

Empty nesting is a whole new stage in life. The first year after your kids leaves the house/ goes off to college/goes their own way can be tough.

You might feel a huge hole. Especially if you were the one booking and going to the appointments. Managing the household schedule. Managing the school schedule. Being at the soccer games. Worrying constantly about your kid.

It’s a huge transition!

Then you start to wake up again. You have all this time back and now what ? Of course you are still going to worry about that fabulous human you supported day in and day out for 18 years. You are also going to start to unfurl again.

You might feel lost for a bit and you may even feel grief for the life you once had.

But then life starts to call you back to you. Finding the things you enjoy, having time to sit and think and feel, choosing what you want to eat, drink, do in life.

Then there are those visits with the amazing human you helped shape. Those are amazing moments and you get to enjoy your kids in a whole new way.

No matter what stage you are in. Empty nesting can be an awakening you just have to give yourself permission
to start finding who you are again. It’s well worth it!

In my mid 40’s I get excited about things like a new induction cooktop and fancy oven.

What are you excited about these days?

Here are 5 things to enjoy in Colorado for the rest of October and into November.

Ya Ya's Farm and Orchard - While you have to book way in advance for apple picking. The orchard is a cute place to have a picnic, visit their farm store and try their apple c***r donuts. Just outside of Longmont.

Visit a Pumpkin Patch - From the extravagant and expensive Anderson Farms to smaller farms like Bartels near Fort Collins, there are plenty of patches to suit your budge and style.

Leaf Peeping - Most of the mountains have turned already but right now it is the front ranges turn! Boulder, Golden, Fort Collins. All looking beautiful right now.

Glow at the Gardens - The Botanical Gardens York Street Location is a great place to visit on a fall weekend evening. Immersive, Illuminated and Just a bit scary.

Hike - This is a great time to go on a hike. The weather is cool enough to not die, the scenery is always gorgeous and we have a plethora of options from just outside Longmont or a true mountain retreat up in Breckenridge. You can find a hike that suits your ability and drive time.

There is just something so wonderful about letting go of the old leaves and turning inward as the season changes.

Interest rates are high and that may mean it’s not the best time for you to buy right now.

However don’t make that decision until you weigh the following options:

Negotiate the price of the house down.

Negotiate money from the seller at closing to buy down your interest rate. One of the best options!

Negotiate money towards your closing costs.

These can all help things be financially a little more manageable.

You have options right now! So many options as a buyer.

Don’t go into buying a home without the knowledge you need though. Make the best choice for you and your finances!
