JOB SCOPE:
To process all certifications and recertifications paperwork and to make sure that each housing program's documentation is in compliance. This position reports to the Property Manager.
DUTIES AND RESPONSIBILITIES:
1. Ensure a firm understanding of the related housing programs, in order to provide the quality control needed at the affordable housing sites.
2. Maintain compliance with Resident Selection Plan Program requirements.
3. Tracking and following up on notices sent out on a regular basis using the annual re-certification book for tracking and the follow-up book for following up.
4. Interviewing residents as they respond to the recertification notices. This includes reviewing the income certification with the resident, to ensure the income certification is filled out correctly.
5. The timely processing of each annual and interim certification, using the most current forms and documents.
6. Generate 50059, 3560-8 and/or TIC in OneSite, and WCMS once the processing of the re-certification paperwork is completed.
7. Terminating assistance due to resident non-compliance, when necessary to avoid late certifications.
8. Transmitting the HAP request/Project Worksheet and tenant data to HUD/RD.
9. Posting of the HAP voucher/Project Worksheet.
10. Assisting with correction of the audit findings for the certifications.
11. Any other related certification processes as necessary.
12. Perform other duties as assigned.

1. Greeting all walk-in traffic (prospects and residents).
2. Answering phone (prospects and residents).
3. Showing models to prospects.
4. Processing applications.
5. Preparation of move-in package.
6. Move-in orientation with new residents.
7. General correspondence.
8. General office duties to include:
Filing
Work requests
Accepting rental payments
9. Assist in any special task as directed.
REQUIREMENTS:
1. High School diploma or equivalent. Program related certifications (i.e., HUD AHM, RD S.T.A.R., Tax Credit HCCP) related to programs at job location preferred but not required.
2. Good human relation skills demonstrating ability to communicated will with residents, peers and supervisors.
3. Ability to exercise good judgment and self-control.
4. Enthusiasm, good attitude, trustworthiness, personal integrity.
5. Knowledge of basic office machines (calculator, copier, computer, etc.).
6. Knowledge of computer software programs; in particular Yardi, Onesite, Microsoft Office applications, or ability to learn these programs.
PHYSICAL REQUIREMENTS:
Standing, sitting, bending, kneeling, stretching, climbing stairs, squatting, and lifting up to fifteen (25) pounds.
