The Park Hotel is a detached two storey building which under went an refurbishment in 2017. Located in the town of Great Harwood which sits approximately four miles from the centre of Blackburn, the pub is surrounded by plenty of private housing and local businesses with several new housing estates currently being developed which are within walking distance. Great Harwood currently offers a bustling market every week as well as a monthly farmers market. The Park sits on the edge of the town centre on a busy main road into Great Harwood and it links the A680 to the M65 motorway. Pub Layout As you approach the pub from the front you will find the front seating area which is laid out nicely and attracts the sun, offering an inviting ambience. As you walk through the doors and into the restaurant, the bar is directly in-front of you with seating to the left which leads onto the large catering kitchen. The bar is very attractive with new pumps recently installed and an impressive wine selection. To the right there is a walkway to the small bar area which makes an ideal space for televised sports, the ladies/gents toilets can be located from here. Externally, there is a car park for up to 20 cars.
Trading Style
Current trade is 60/40 to drink but this does vary some weeks depending on Public Holidays and weekends when the food is busier. The food offer is excellent with home-cooked pub grub (restaurant quality food) and the current trade is based on this. The Park has an excellent wet trade here due to the selection of beers, wines and spirits and the sports that are also on offer.

This pub has become the heart of the community in the 5 years the licensee has had it.

The Black Horse is a popular community local situated in the heart of Monkseaton, Whitley Bay, Northumberland. The pub is wet led with a good mix of clientele and great potential for food development. Situated on a main road the pub has a large catchment area surrounding the pub of mainly privately owned housing. The pub itself has a public bar and lounge bar with a function room and catering kitchen on the first floor. The site has a beer garden area at the front of the pub with seating for around 35 customers.

Trading Style
Indoor trading area
Two bar serveries dispense to the large, traditional bar and lounge areas, as well as a dining area serviced from an equipped trade kitchen. There is a dedicated pool and darts area which also hosts TV’s for sports viewing. In addition, the property boasts a function room accommodating 40-45 covers which is well used for a variety of events. Food trade will initially be through the lounge though bigger parties could be catered for in the function room.

Outdoor trading area
To the front of the property is a patio with five benches offering seating for around 35 customers, this is particularly popular during the summer months. A free car park is situated adjacent to the property although this does not belong to the Black Horse, customers are welcome to use it.

Your living accommodation
The private accommodation includes three bedrooms, bathroom, kitchen and lounge, The large rooms may need to be redecorated and fitted out by the applicant. . There is a seperate access to the private accomodation as well as throuh the back of the pub. There is a secured yard at the back of the pub for dustbins etc .

The Bell is prominently situated in the middle of Cotton End, a small village on the outskirts of Bedford. The pub is a small, attractive, thatched pub with a very large beer garden and benefits being the only pub in the village with other local amenities such as a School, Church, Village hall with playing fields and park. The pub lies on the A600 High Road between Shorstown and the hamlet of Herrings Green with easy trasnport links to Bedford. There is a desire to consider a joint investment to maximize the external area throughout the whole year and provide a community pub for all.

The pub is decorated to a good standard and in keeping with its age of the building. Internally the pub has two small trading areas serviced from a central bar trading predominantly as a drinks focused operation and can house approximately fifty covers. Externally there is car parking for approximately 15 vehicles. To the rear of the pub is an exceptional, unexpected beer garden which is popular all year round with both locals and visitors. This is made up of a hard landscaped paved patio area. This patio overlooks the beautifully maintained lawned beer garden which houses several picnic benches and could easily be utilized for community events and festivals. There is a desire to invest in this pub to further develop the external areas and potentially launch a small food offering from an external kitchen.

The private accommodation consists of three bedrooms, a lounge and a family bathroom all of which are in good order, the domestic kitchen currently is downstairs.

Trading Style The pub has recently closed and we are looking to re-open this site immediately. The pub recently traded as a quality community local with a good selection of draught and cask ales. Live televised sports plays a big part in this pub with an opportunity to launch a small back bar food offering, with further potential to develop the external area which will include a kitchen & external bar (subject to planning approval).

The Bell is a community focused pub. You will need a good vision and have digital marketing skills to promote this pub online and to the local community. The Angel is a rare opportunity as a pub of this calibre with the business opportunity it has rarely become available. The Angel’s current trade is based on the restaurant and letting room aspect of the business, meaning that there are opportunities to develop the wet sales with more focus on the range of real ales, draught products and high-end wines and spirits.
