Key Responsibilities:
To ensure current and future work activities are planned and resources (labour, plant, and material) are available.
Ensure delivery of briefings including start of shift, method statements, risk assessments and regular toolbox talks covering appropriate health, safety and environmental issues are recorded and understood by your teams.
To ensure that works are being undertaken as detailed in the method statement and
Ensure that permits are received and completed and that controls
Interpret and apply engineering drawings.
Ensure hazardous materials are stored, handled, used and disposed of in accordance with the COSHH assessment.
Report all health and safety incidents, including near misses and injuries, immediately, and assist with any incident investigations.
Comply with environmental legislation and company procedures.
Monitor quality standards on site ensuring high standard of works to meet the specification requirements ‘first time’ and minimise rework.

Location: Covering the Thames Water area

The role is an all-rounder hands on role that involves managing multiple civil engineering projects on (Water/ Wastewater) sites, from initial inception to final completion. The PM will provide engineering and management support to the site team and liaise between the principal designer and the site team. The PM will be required to manage developing the scopes of works and developing site documents.

Project and Design Management
Formulate and implement procurement strategy
Monitoring the activities and performance of Project
Prepare Monthly Client Progress Reports
Record all changes to client requirements and scope of services
Resource works appropriately
Provision of reports and management information to senior management and client
Manage contractual issues arising with client and sub-contractors,
Produce and own contract programme,
Liaise with the Principal Contractor and site management to co-ordinate work programs
Ability to lead project management commissions, act as the key day to day client interface, ensuring objectives are met and project delivered to time and cost targets and the appropriate quality standards
Understanding of Engineering Principles

Knowledge, skills and qualifications required:
Demonstrate previous experience as a Project Manager for a civil engineering contracting organization i.e. 5 years minimum Project Management experience in the UK.
Experience in managing utilities projects in wastewater/ clean water/ deep drainage i.e. shafts/ headings/cofferdams.
Experience in temporary works coordination – TWC
Experience in using Microsoft Project or P6
Min 10 years’ experience in the Water/ Wastewater Industry preferably in the UK or Ireland

I interviewed Vicky Brown, who joined the franchise after 20 years working for one employer in the automotive industry. She felt she needed a change and wanted to be her own boss.

With previous sales experience she found it easy going out to prospect but noted that the Head office support in the first 3 months in particular was exceptional, giving her time to find her feet and supported with first class training.

She’s always had an interest in property and was lucky that her territory was still available, as the franchise is growing fast.

Having only launched in July 2022 her business is flying.

ANOTHER PROPERTY FRANCHISE CASE STUDY SUCCESS

Pass the Keys is a short-let property management franchise, now with over 70 partners in the UK.

🪖 They have partnered with Forces Recruitment to bring more military personnel into their franchise.

I interviewed Alexa Harrison, who joined the franchise after 20 years working for a single employer. She held a variety of roles in that time - Project management, logistics, production, sales and customer service, which prepared her well for life as a Pass the Keys partner. She felt something was missing and is convinced that something was missing and started to look at other jobs before the franchise opportunity popped up. With her children now grown up, it was the right time for her.

“I didn’t just jump straight in; you must do your research and do your due diligence, I had been watching Pass the Keys for a while. They are a growing company and after engaging in conversation with them I understood why and realised that if I didn’t take the opportunity in my local region somebody else would”.

💥 She said that other franchises were very transactional, all about the financial package and pushy on the sales side. With Pass the Keys they take you on a journey and make sure you are the right fit for them, they are careful to make sure you have the same ethos as them. This is an interesting point when selecting a franchise and something to take note of.

The training is excellent and they won’t let you launch until you have everything in place. Pass the Keys does national marketing to promote the brand, which supports all the partners.

She said the IT systems are so clever that she’s able to do 5 times the work and therefore earn 5 times what she could do without the support of the Franchisor.

Her advice to people considering the franchise?
“Do your research, is it the right fit for you? You will be interfacing with customers, so you must be happy to do that. Do your due diligence and compare to other franchises. Ultimately you must be prepared to put your heart and soul into it so you must be sure it interests and feels right for you”.

WHAT’S IT LIKE TO RUN A FRANCHISE AS AN EX-SERVICEMAN?

I interviewed MARK DUGGAN (pictured second from the right), who joined the franchise after selling his successful logistics business.
Mark is an ex-Junior Leader who spent 5 years in the Royal Military Police and spent time as an agency lorry driver before setting up his own courier business (not to mention the odd private pilot licence in-between, of course!).

He said to successful running a franchise you need to take Total responsibility, have resilience and you need to be able to plan. Running a business in hard work and if you’re not going to follow the franchise model, why bother to take up a franchise?

He said that military people have the transferrable skills to succeed but that you don’t have an automatic right to success. Work hard and get on with it.

He opted for a Pass the Keys franchise because he used them for one of his properties and loved their systems and process and the service they offered with the latest online tech being a key part of his decision to buy in. He added that the community is very supportive and likened it to his time in the Forces, where your mucker has your back.

His advice if you want to buy into a franchise?
Do your due diligence.
Run a risk assessment of yourself – what are you trying to achieve personally? Do you want it enough?
