Whilst much of our work at HCS Architecture is contemporary, the scheme featured in this post is a fascinating study in the classical orders.

Designed as a substantial country home in Kent, the house uses a carefully proportioned classical language across both the main building and its pavilion-style garage wing, linked by a colonnaded loggia. The sectional drawing shows how that language carries inside, with arched openings, a sweeping stair and a lower-ground level beneath.

The site sits within an Area of Outstanding Natural Beauty (AONB) and Green Belt, so securing planning permission for a large private house here demanded a rigorous, landscape-led approach.

Structural integrity was put to the test at HCS this week…although thankfully, the only things at risk of collapse were a few plastic cups! 😅

This latest team challenge was a fun one! Each team had 2 minutes to balance as many cups as they could on a teammate. We all had different approaches and ideas, but the Admin team used their skills and took the win this week. 🙌

What can we say? Some foundations are simply a little more reliable than others…! 😉

When a £300 maintenance job becomes a £3,000 repair bill… 💷 It’s easy to put off small property maintenance jobs, particularly when everything seems to be working well enough. But what starts as a relatively inexpensive fix can quickly become a much bigger problem if left unchecked.

For example…

🏡 A slipped roof tile or damaged flashing might be a straightforward repair, but leave it too long and water can find its way into the roof space, damaging insulation, timbers and ceilings.

🏡 A leaking gutter or blocked downpipe might not seem urgent, but persistent water running down external walls can eventually lead to damp, damaged plasterwork and costly internal repairs.

🏡 Cracked or failing sealant around windows can allow rainwater to pe*****te, potentially causing damp patches, timber decay and damage to internal finishes.

🏡 A small plumbing leak might be easily repaired, but left unnoticed beneath floors or behind walls, it can cause significant damage to flooring, ceilings and even structural timbers.

The trouble is, many of these problems aren't immediately obvious, and by the time the damage becomes visible, the repair bill may already have grown considerably. Some of the most important work on a property project happens before anyone sets foot on site. Before any work could begin on site at Listed Building, Cadogan Place, we needed to understand exactly how the building fitted together.

With multiple floors, staircases and changes in level between the front of the property and the building behind it, this was no straightforward conversion.

Our architectural team created a detailed sectional model of the entire building, allowing us to work through the complexities, identify potential challenges and coordinate the design before construction began.

It’s a good example of just how much work goes on behind the scenes of a successful property transformation, long before the builders arrive!

A long career deserves a proper send-off, and last week the team got together for a few drinks at Cristi's Bar to wish both Chris Stewart, CEO of our sister company Mass & Co, and Sue Stewart, who headed up the MS2 Property Management arm of the business, a very happy retirement. 🥂

Chris took the helm at Mass & Co in 2013, having already been a key part of the business since 1992, with Sue running the Property Management side of Mass & Co, MS2. For more than three decades, their experience, knowledge and leadership have played an important part in establishing Mass & Co as one of the leading firms of Chartered Surveyors, Commercial Property Agencies and Property Management companies in the local area.

Mass & Co became part of the Howe Chartered Surveyors group in April 2025, and we’re proud to continue the reputation for property expertise that Chris and Sue have helped to build over so many years.

With the energy price cap rising again, there’s understandably plenty of talk about using less energy. But what about the energy your property is wasting before you’ve even had the chance to use it?

As today is Energy Efficiency Day, it might be worth looking at your home a little differently and thinking about where the energy is going before you've even reached for the thermostat.

For example:

🏠 Is one room noticeably colder than the others?

🪟 Does that lovely big window or older extension make a room difficult to keep warm?

🌡️ Are you heating spaces that you barely use?

🔨 Have previous alterations left parts of the property performing differently from others?

💨 And are there areas where heat simply seems to disappear?

Energy efficiency isn't always about remembering to switch things off, although of course that's important too; sometimes it's about understanding how the building itself is performing.

With colder weather on the way, now is a good time to notice those little clues your property gives you, and think about whether maintenance, improvements or future refurbishment work could help it perform better.
