We’re proud to announce a major milestone - our 40th anniversary in business.

When Robin Tetlow founded the company in 1985, the landscape of planning consultancy looked very different. Over half our team weren’t even born when we began, but we continue to hold the same values and dedication that has defined us from the start.

Over the decades, we’ve grown, evolved, and remained committed to delivering bespoke advice and evidence across our specialist areas: affordable housing, later living, agricultural and rural development, strategic land promotion and custom and self-build housing.

The past 40 years have established us as industry leaders in these fields. But this success is not ours alone - it could not exist without the many supporting clients who return for repeat business on their new ventures. We are proud to have supported many developers, housebuilders, land promoters, local authorities and individuals in pursing and achieving their aspirations.

We take pride in nurturing our team, fostering long-term retention, and creating opportunities for personal and professional growth. Watching colleagues flourish continues to be one of the most rewarding parts of our journey.

We look forward to continuing to build upon our success for many more years to come.

We have some news to share. We are pleased to be able to support Jamie Roberts in taking a 3-month sabbatical from next week, before he returns to join us in early December fresh with exciting travel stories we hope. When he returns, we are happy to announce that he will be taking up the new role as Associate Director in recognition of all his efforts lately keeping up with the demands of acting as expert witness in multiple inquiries throughout 2024.

We are also delighted to announce that Matthew Bunt has been promoted to Associate. Matthew has been leading a number of large residential applications across the country. He has made the recent step from Local Government to the private sector with ease, and the promotion is reward for his hard work and dedication.

Whilst Jamie is on sabbatical, we will also be sadly saying goodbye to Annie Gingell who is leaving us in mid-October to take on a fresh challenge after approximately 7.5 years with us. We are extremely proud to have assisted Annie in her journey to date. We will be sorry to see her go but wish her the best.

We are delighted to announce that Matthew Bunt has joined our Bristol office as a Principal Planner. He has over 8 years of experience in local planning authorities in the South West and has been a chartered member of the Royal Town Planning Institute since 2017.

Matthew joins us from Bristol City Council where he was a Senior Development Management Officer in the Major Schemes Team where he dealt with numerous complex applications for residential
and mixed use developments and presented evidence at Planning Appeals.

Tetlow King are delighted to have secured outline planning permission for 10 serviced plots for custom-build dwellings at Wellesbourne in Stratford-on-Avon for our clients Lone Star Group.

The proposals make provision for an 11.8% biodiversity net gain on-site and will deliver a children’s play area and new orchard on-site.

Tetlow King did not challenge the councils five year housing land supply but made the case that the statutory duty to meet self-build register demand was a different test that must be applied, and it was one that at present the Council was falling short on. We argued that the Council had a shortfall in delivery of serviced plots against its statutory duty to meet register demand sufficient to override the technical conflict with the Core Strategy and Neighbourhood Plan and that although the Council had an emerging policy to address self and custom build the adopted Development Plan did not contain any policies for doing so.

The Officers Committee Report gave ‘significant weight’ to serviced plot provision in the face of statutory duty shortfall and considered that on balance the principle of development was therefore acceptable.

A ground breaking Self Build appeal success for Tetlow King Planning where Very Special Circumstances were demonstrated for Self Build Custom Housing (SBCH) in the Green Belt in the Royal Borough of Windsor and Maidenhead.

Given that the Borough comprises 83% Green Belt, the Inspector considered it was inevitable that some demand for SBCH will have to be met on sites in the Green Belt.

In the context of a very substantial and acknowledged shortfall in the delivery of SBCH, the Inspector considered that the four SBCH must merit very significant favourable weight in the planning balance and accordingly determined that Very Special Circumstances existed to justify the proposals for two scheme proposals, one including a discount market sale plot.
