Some interesting projects proposed and approved for Brisbane...

A 51 storey hotel has been approved to rise over the heritage listed Victory Hotel in the C*D, designed by Bureau Proberts for Precision Group, delivering 284 rooms ahead of the 2032 Olympics.

In Fortitude Valley, Ballers Clubhouse is spending five million dollars turning the old King of Kings building into a 600 capacity venue, designed by Space Cubed, opening February 2027.

Brisbane City Council and the Federal Government have committed $2 million to progress a new Toowong to West End pedestrian and cycle bridge, the final crossing in the Bridges for Brisbane program.

And Vicinity Centres has lodged a $350 million facade refurbishment of Uptown in Queen Street Mall, designed by Cottee Parker Architects, also timed for the Olympics.

What a busy week for Brisbane across a variety of projects...Residential towers, flexible housing, hotel repositioning, retail led masterplanning and industrial logistics, all in one week. It tells you that Brisbane is still busy.

A nine storey, 13 apartment building from Bureau Proberts has gone in at 16 Hamilton Street, Kangaroo Point, for Feel-J Properties. Across in Nundah, Irvine Property Group has lodged its masterplan for the old Toombul Shopping Centre site, 9.9 hectares working Buchan and Urbis.

Woolloongabba has a 16 storey, 154 apartment tower proposed for Burke Street beside the Boggo Road interchange, with Arqus Design, Murray Bell Planning Co, Lat Studios and AS Design Landscape Architecture all involved. Over in Moorooka, Vabasis and Urban Strategies have put forward short term and rooming accommodation on Chaucer Street, two five storey buildings with 52 rooms, flexible housing.

Hotel owners are on the move too. With new builds now costing up to $830,000 a room, properties like Mercure Clear Mountain and the Pacific Hotel Spring Hill are being repositioned rather than replaced.

Out at Oxley, LogiSPACE has lodged plans for an 11.5 hectare industrial and logistics hub on part of the golf club site, three high bay warehouses totalling 72,655sqm, designed by Sparc Architects with Urbis on planning.

The latest RLB Crane Index is out, and the South East Queensland numbers are in.

Nationally, crane numbers hit a record 896 in the third quarter of 2026, up 6.7 per cent over six months. Here in SEQ the count rose from 153 to 178 cranes, with Brisbane itself increasing from 70 to 80. The Gold Coast reached a record 82 cranes this quarter, just edging ahead of Brisbane, and residential projects account for 77 per cent of all crane activity across the region.



My son asked on the way back from school why are there so many cranes? I explained that it is considered the clearest possible sign that a project has moved through the stages of design has been approved and construction is in play. ABS figures back up the trend too, with residential construction up 8.1 per cent nationally over 2025 to 2026, including a 13.2 per cent jump in apartment and townhouse activity specifically.

Nine Network's Mt Coot-tha site has just come to market, and it is a genuinely historic piece of Brisbane.

The 2.54 hectare freehold site at 654 Sir Samuel Griffith Drive has been Nine's Queensland base for 67 years, since QTQ9 first started broadcasting from the mountain back in 1959. Expressions of interest close on 28 October, handled by Savills, and within two days of listing the agents had already fielded inquiries from Asia and Europe. Reports suggest the neighbouring Channel Seven and Paramount+ sites could follow it to market too.

What makes this more than just a real estate story is the timing. Brisbane City Council is working on a long term vision to turn the whole Mt Coot-tha precinct into a world class ecotourism destination ahead of the 2032 Olympics, a precinct that already draws more than a million visitors a year. The plans on the table include a 170 kilometre wilderness trail, an accessible treetop walk, glamping, new mountain bike facilities, a planetarium upgrade and a long term transformation of the old quarry.

Put a landmark broadcasting site up for adaptive reuse right alongside a masterplan of that scale, and you get exactly the kind of project pipeline that keeps architecture, urban design and town planning talent in demand across Brisbane.

A new proposal has landed for South Brisbane worth sharing.

McNab has lodged plans for a 28 storey tower at the corner of Peel and Cordelia Streets, designed by Hayball. The development includes 124 apartments, mostly two bedroom homes, across a site split into two lots, with 135 car spaces, 80 bicycle spaces and 859m2 of communal space over three levels. The rooftop brings together a pool, spa, sauna, yoga studio and even a greenhouse.

Construction update as the Solais Residences in Newstead kicks off.

Tom Dooley Developments is delivering the $486 million project at 176 Breakfast Creek Road, designed by Plazibat Architects. The building will rise 29 levels and deliver 164 apartments and penthouses, with north east orientation looking out over heritage listed Newstead House and the river. Amenities span more than 3,000 square metres, including a full floor residents' retreat on level 5.

Tom Dooley Developments runs its own construction division rather than engaging a separate builder, which the company says gives buyers more certainty on delivery. Founder Tom Dooley put it simply, sites with these characteristics are extremely difficult to find.

Completion is targeted for the final quarter of 2028, so this is a multi year project that will keep design, construction and project delivery teams busy well into the future.

Projects of this scale are exactly why demand for experienced architects, designers and project professionals in Brisbane continues to hold up.

A new tower proposal in West End.

Furtado Property has lodged plans for a 13 storey building at Wolfe Street and Greet Street, designed by MAS Architecture. The design includes 113 apartments, a mix of 92 two bedroom and 21 three bedroom homes, across a site of 1,943m2

The building is organised around three ideas, a central lobby they call the hearth, a tower they call the vessel, and a rooftop they call the crown. The brick and terracotta facade idea taken from the area's historic kilns, and there are vertical gardens on every level along with a rooftop garden, gym, dining space and plunge pool.

Projects like this in inner city Brisbane suburbs, demonstrate the architectural and planning skills needed to bring more design based housing to the market.

A dual tower development has just been filed for Redcliffe, building across Brisbane's northern growth corridor.

Primecrest Developments, led by Hoh You Tan, has lodged plans with DKO Architecture for 44 apartments across two eight storey towers at 39 Marine Parade and Sutton Street. The design takes its cue from the Norfolk Pines that line the Redcliffe foreshore, with wave inspired facades echoing the coastal setting. Tower one will bring 16 three bedroom apartments with a pool, sun terrace and lounge, while tower two offers 28 two bedroom apartments around a garden courtyard, supported by two levels of basement parking.
