Red Flag #1: Fresh Paint in Suspicious Areas
Fresh paint isn’t automatically a bad thing. People paint before selling all the time.
But if you notice one freshly painted ceiling spot, one newly painted closet wall, or one area that looks newer than everything around it, it’s worth asking what was there before.
Was it just cosmetic? Or was there staining from a past leak?
A few good questions to ask are:
👉 Was there ever a roof, plumbing, window, or AC leak in this area?
👉 If there was moisture involved, was the source fixed, or was the area only patched and painted?
👉 Were any damaged materials removed, dried, or professionally inspected?
👉 Is there any documentation showing what was repaired?
✅ You don’t need to panic. You just need to ask better questions before making a purchase of this magnitude.
