💰 £37,000 to £45,000 DOE
📍 Wimbledon, SW19

This is NOT simply another tenancy progression role.

You will take ownership of the entire tenancy progression function, leading and developing the team, overseeing the journey from offer to move in, managing compliance and renewals, and becoming the senior escalation point when things get complicated.

If you know lettings legislation inside out, love creating slick processes and enjoy developing people as much as progressing tenancies, this could be a brilliant next move.

You will need solid lettings and tenancy progression experience, excellent compliance knowledge and the confidence to step up and lead from the front.

I am recruiting a Property Inspection and Maintenance Clerk for a property management team in South West London.
Somewhere out there is someone who is brilliant with their hands, good with people, and quietly bored of doing the same thing every day. Someone who would far rather be out in the van than sat at a desk.

📍 South West London, covering Wimbledon, Putney and the surrounding areas
💰 Circa £29,000 plus car allowance
🚗 Full UK driving licence essential
⏱️ Full time, field based, five days a week

What the job actually involves

🔍 Going out to look at a reported issue before anyone instructs a contractor
🤝 Meeting contractors on site and giving them access
✅ Going back afterwards and checking the work has been done properly
📸 Routine inspections with photographs and clear reports
💧 Spotting damp, mould, leaks and damage early, before they turn into claims
🔑 Move in and move out checks and key handovers
🛠️ The straightforward jobs you can just sort yourself, fittings, sealant, basic fixtures and minor decorative repairs

No gas, no electrics, no specialist works, so no trade qualifications needed.

What you do need

Practical confidence with hand tools. Enough organisation to run your own diary. The professionalism to handle tenants well, and the backbone to tell a contractor the job is not finished.

Property experience is a bonus, not a must. If you have come from maintenance, facilities or a trade and fancy a route into the property sector, this is genuinely one of the best I have seen.

This is a cracking opportunity for an estate agency professional who really knows property auctions and wants the chance to take ownership of something and grow it.

We are working with an established and highly regarded property business looking for someone to develop and drive its auction offering across Buckinghamshire.

This is not about stepping into an established department and simply keeping things ticking over.

They want someone who can build.

Someone who can spot opportunities, win instructions, develop relationships, work with the existing estate agency network and create their own pipeline of auction business.

You might already be working within property auctions and looking for greater autonomy, or you could be an experienced estate agent who has had significant exposure to auctions and wants to make this a much bigger part of your career.

We are particularly interested in speaking with people who have:

🏠 Strong residential estate agency and/or auction experience
🔨 A genuine understanding of the property auction process
📈 A track record of winning instructions and generating new business
🤝 Confidence dealing with vendors, investors, landlords and property professionals
💪 The drive to get out into the market and create opportunities
🚀 The ambition to take ownership of a territory and make it commercially successful

In return, you will have an established property network behind you, support from an experienced senior team, significant autonomy and the opportunity to build something that you can genuinely call your own.

And with a £70K OTE, there is plenty of incentive to make it fly.

Before the detail, one line that will matter to a lot of you. This role runs a nine day fortnight with alternate Saturdays. In an industry where six day weeks are still treated as normal, that is worth reading twice.

💰 £30,000 basic, £60,000 on target earnings

What the role actually is

This is a genuine number two, not a Senior Negotiator title with a bit of extra admin attached.

You would keep your own billings, so the earnings stay in your hands, but you would also be mentoring the negotiators, supporting morning meetings and training, helping run applicant management and diary flow across three offices, contributing to pricing and marketing decisions, and sitting in on weekly KPI reviews.

Who it suits

A high performing Senior Sales Negotiator who is ready to lead but does not want to stop selling. Commercially minded, calm under pressure, and the sort of person colleagues already go to for advice before anyone has given them the job title.
