You'll need previous residential estate agency sales experience, a full UK driving licence and plenty of enthusiasm.

Local knowledge of Ruislip, South Ruislip, Pinner and the surrounding areas would be a real advantage.

🚨 AN ACCEPTED OFFER IS NOT A HIRE!

52% of UK candidates now say they would accept a job offer and STILL keep looking for another job. In 2025, that figure was just 24%! 😳

We've certainly seen more of this in estate agency this year, and thankfully we've been able to spot potential problems before they've become bigger ones.

This is exactly where a good recruiter earns their fee.

Recruitment isn't just about finding a CV, arranging an interview and negotiating an offer. It's about understanding what motivates a candidate, managing expectations, spotting potential counteroffers, keeping communication flowing and staying close to that candidate right up until their first day.

Sometimes it's about having the difficult conversations and being honest with a client when something doesn't feel quite right.

A good recruiter doesn't just help you find the right person. They help you get that person through the door.

This is a genuinely varied opportunity, working across a diverse portfolio of projects ranging from smaller developments through to strategic-sized schemes, alongside experienced professionals across planning, commercial property, rural, land and new homes.

You'll take responsibility for your own projects, including:

• Pre-applications, planning applications and appeals
• Planning strategy and development opportunities
• Site acquisition and feasibility work
• Planning policy and local plans
• Planning committees and stakeholder meetings
• Client and local authority relationships
• Business development and contributing to the growth of the planning team

What is actually happening in the property recruitment market at the moment?

Is now a good time to be looking for a new job? Are companies still hiring? And if they are, what are they looking for?

I’ve talked about exactly that in this video because, unsurprisingly, property recruitment tends to mirror what’s happening in the housing market.

And right now, the sales market isn’t as buoyant as any of us would like.

That doesn’t mean there aren’t jobs. There are still some really good vacancies out there. But there are seasonally fewer of them, and I’m finding employers are being much more specific about exactly who they want to hire.

So if you’re job hunting, how you present yourself matters.

And if you’re recruiting, finding the right person rather than simply getting lots of applicants matters even more.

Last quarter. Tight budgets. And recruitment plans for 2027 are already starting.
This is the point in the year when businesses start looking very closely at costs.

What can we reduce?
What can wait until January?
What do we really need to spend?

And recruitment fees quite understandably come into that conversation.

But there’s a question I think businesses should ask before deciding to recruit themselves:
Is doing it yourself actually cheaper?
The figures might surprise you.

It all adds up....

The hours spent reviewing applications.
The interviews that go nowhere.
The candidates who accept another offer.
The vacancy sitting open.
The pressure on the rest of the team.

And perhaps most importantly, the people you actually want to hire who were never going to apply to your advert in the first place.

As we enter the final quarter, I think the recruitment conversation needs to change.

It shouldn't simply be:

“Can we afford to use a recruiter?”

It should be:
